AboIQ is an automated informational tool. Answers reflect maximum program parameters — actual terms are determined at underwriting. Not a commitment to lend.
Try it on your deal
Ask anything: “My rental doesn’t cash flow — what are my options?” · “Can I qualify with bank statements instead of tax returns?” · “Do you have programs for foreign national investors?”
Most mortgage chatbots are a contact form with small talk.
They ask for your phone number, then a person calls you. AboIQ works the other way around: it answers the underwriting question first.
Trained on real guidelines
Not internet mortgage advice. The same program parameters our desk uses to place deals.
Programs in scope
Rental-income qualification (including no-ratio), self-employed documentation, foreign national and ITIN, fix & flip, ground-up construction, jumbo, second liens, and commercial.
Kept current
When a guideline changes, AboIQ changes. Its answers move with the market.

How it works
Describe the deal
Property type, purpose, how you earn — plain English is fine.
AboIQ maps it to programs
It checks your scenario against current guideline parameters across 171 programs and tells you where it may fit — and where it won’t.
A human takes it from there
Want real numbers? Request pre-approval and Steve’s desk prices your actual deal. AboIQ never quotes rates — pricing is per-deal, at underwriting.
Built for the deals banks turn away
Real estate investors and self-employed borrowers — short-term rentals, sub-1.0 DSCR, first-time investors, LLC vesting, recent credit events, foreign nationals. These aren’t edge cases here. They’re the catalog.
Questions people ask about AboIQ
Is AboIQ giving me a loan offer?
No. AboIQ is an informational tool. It describes program parameters — maximums and ranges across the programs we work with. Actual eligibility, terms, and pricing are determined by full underwriting of your specific deal. Not all applicants will qualify.
Why won’t it tell me a rate?
Rates change daily and depend on the specifics of your deal. Publishing rates in advertising also triggers additional federal disclosure requirements. We quote real pricing on real deals — request pre-approval and we’ll price yours.
Where do its answers come from?
From the current underwriting guideline matrices of the 171 loan programs Abo Capital brokers. We update AboIQ as guidelines change.
Is my information safe?
AboIQ doesn’t require personal information to answer scenario questions. If you choose to request pre-approval, your information is collected through our secure form and used only to evaluate your loan request.
Can AboIQ be wrong?
It can be incomplete — guidelines have exceptions and overlays that surface at underwriting. Treat AboIQ’s answer as a well-informed starting point, and the pre-approval process as the real answer.
